It’s Nice to Be Right Every Once in a While
Last week we explained how the unique attorney review period which affects so many real estate contracts in New Jersey can distort the data for homes going under contract in a shortened work week. We explained attorney review in a brief video and reported only 7 homes went under contract Thanksgiving week across all of Upper Twp., Stone Harbor, Avalon, and Sea Isle. Separately, we alluded to how Thanksgiving weekend can be a big indicator of where the market is as we head into the winter. Although we might not be in the pepper-fever that spring and summer had here, all indications are that the market remains strong. Even factoring out that some of our new pending sales may have lingered over from the week before, across our towns we saw a total of 17 homes shift to that status. It’s a strong number for a week spanning from the end of November to the beginning of December.
If you are like one of the many would-be buyers who’ve been “waiting” since as far back as this time last year for the market to “cool down”, you’re still waiting.
