The Burke & Co. Weekly Market Report for Avalon, Sea Isle, and Stone Harbor– Week Ending June 5, 2021

What a difference a year can make. This week we thought it might be enlightening to take a look at the sales for the month of May in one of our shore towns from May 2020 and from May 2021. Let’s take a peek at Sea Isle.

In May of 2020, 17 homes sold and settled. The mean average home sale price was just over $921,000 and the median average was  $825,000. There was a 1 BR unit on the 100 block of 85th that was the lowest priced sale for $255,900. The highest priced sale was for a beachfront townhouse at 12 83rd St. for $1.82 million. Let’s look at May of 2021. 28 homes settled. The mean average sold price was a little more than $1,345,000 and the median average price was $1,290,500. We had a 1 BR unit on 41st and Central sell for $305,000. Our highest sale was a single on the bay on 45th for $3.9 million. A beachfront townhouse on 52nd St. sold for $2.4 million.
