The Burke & Co. Weekly Market Report for Avalon, Sea Isle, and Stone Harbor– Two Week Period Ending July 10, 2021

We took off the 4th of July holiday so we cram two weeks of action into one market report this time. And it actually helps us to see an emerging trend: homes sitting on the market. That’s right. There are some homes accumulating on the market. This is not to say that we are not also seeing multiple, immediate offers on some homes like we have for the last 9 months or so. However, some homes may have initially asked too much. Don’t be scared to make offers, buyers.

If a home has not sold in a couple weeks in these conditions, it is likely to sell for less than asking. But don’t wait. Far too often we see homes sit and then suddenly, somehow 2 or 3 offers show up on the same day. And that is never good for a buyer. So take your best shot. And see what happens. And walk away if you can’t find a price that makes a home make sense to you.
