There Must Be 50 Listings At Least This Week In Sea Isle

That’s right. We’ve clawed our way back to over 50 active listings. Perhaps more surprisingly, only 11 homes went under contract in all of September in sunny Sea Isle City.

We will publish full detailed numbers for Sea Isle, Avalon and Stone Harbor, Ocean City, and the Wildwoods like we always do mid-month when we have them. However, for now just take into consideration that with 50+ active listings and only 11 going under contract all month, we have a 5 month supply of inventory.

A 6 month supply is considered a “balanced” market. It does feel a lot more like the old days already. Instead of multiple offers sometimes sight unseen on listings, buyers are now able to look at multiple homes and make an offer (below asking!!!!) on the best one for them.

Unlike the seasonal air, fall tends to be the cooler time here at the shore compared to spring. Buyers might be smart to enjoy the brisk autumn air and act now. The spring has been more heated that the fall counterpart for several years now. Waiting might not be advantageous.
