In 1997, Paula Cole climbed the charts and gathered the acclaim of the critics with her single lamenting the loss of a love interest. She framed that loss within a bigger context asking this world: “Where have all the cowboys gone?”.
I’m not sure if that would play in this decade, and I’m also not sure why that song got stuck inside my head this week. I probably wouldn’t have mentioned it– or even remembered it– if I did not find myself changing the words while surveying the dwindling opportunities for several buyers with whom I am working right now. That’s right. The question now is… Where have all the houses gone?
Stone Harbor and Avalon are certainly feeling an inventory crunch (and we noted last week that absorption rates are approaching 1.5 in at least one of those towns right now), but nowhere is this issue more apparent than in Sea Isle. It has at the time of this report’s publication a mere 49 homes on the market. In 2011, it often had over 250. Even in strong sale years like the last three from 2016-2019, Sea Isle will usually have 100+ active listings on the market at any given time.
